Current Rehab Action as of Oct 15, 2024
- Habitec continues architectural planning.
- Design+Build process approved by the board. This connects contractor to Architectural firm (Habitec) during the planning process, so that the contractor is a partner in planning decisions. Design+Build has the advantage of being more economical and efficient (time-wise) than approving a final design before selecting a contractor.
- Preliminary planning docs have been reviewed by City.
- Board has worked with Habitec to select Contractor candidates.
- Contractors came on site and offered ROMs (rough order of Magnitude) bids (this happened in the spring).
- Board members called references of organizations that have worked with Contractor candidates.
- Board made a selection of a contractor at the Oct. 14th meeting. This selection is pending contract review, and will be shared once contract is confirmed.
- Board treasurer has established banking relationship with lender (Heritage Bank) and moved special assessment funds to a dedicated account.
- Loan documents will be drawn up once we have the special assessment funds and a construction start date.
- Pool boiler has already been replaced. This was based on an urgent need (previous boiler gave out), but this replacement was included in the rehab. Improved boiler equipment and configuration was possible by removing kiddie pool equipment (permanent removal is part of the rehab).
