The Board met on Sept. 9, with much of the meeting dedicated to rehab issues.
- Special Assessment Payment Logistics: Board is working with staff to set up the special assessment payment system through bill.com. Current plan is to allow an option for credit card payments with the member covering any service fees. Otherwise billing will be the same as paying monthly duesMembers can look for communication around October 1st, with a December 20th final due date for assessment fees.
- Habitic Updates: We received ROM (Rough Order of Magnitude) pricing from Habitec for two paths forward:
- Design Development ($75K). This option moves the choice of subcontractor earlier in the process, so that Habitec partners with subcontractor to pair design with practical application. Advantages include design/subcontractor collaboration early in the process and an ability to move from design to construction more quickly.
- Full plans/spec ($150K). This option has higher up-front costs, as design/plans are completed before taking plans to subcontractor. Advantages include having detailed plans in place before sub-contractor bidding begins.
- Board is waiting for subcontractors to provide final numbers for Design/development option.
- Rehab Sub-Committee Updates
- Beatification will consult on landscaping/greywater issues
- Green/Sustainability sub-com approved and will consult on related issues during rehab planning/implementation
- Planning updates:

- City of Sunnyvale concluded Fairbrae is not a heritage site, so no delays due to that designation.
- The Crow’s Nest review will be required because it’s prominent enough that changes to it count as changes to the facade. Any such changes need to go through a review period due to planning department rules.
